Once you have viewed a property and decide to apply, we require you to contact our local office where you will be asked to complete a Pre Application Form. Subject to the landlords approval you will be referred to a referencing company to complete full application forms and pay an application referencing fee to hold the property whilst the referencing company conduct comprehensive checks. If fees are paid by credit card, there is a fee of 2.5% of transaction value.
We require 2 forms of identification such as driving licence, passport, utility bill etc for each applicant.
The application fee is only refundable if the landlord decides not to proceed with the application and referencing has not commenced.
Acceptance of this application does not constitute an offer of a tenancy, references will be taken up by an independent company with your employers, bankers and previous landlords if applicable.
On receipt of satisfactory references you will be offered a Tenancy, you will be required to pay additional monies on the signing of the Tenancy Agreement. These are as follows :-
- First months rental amount (unless otherwise agreed in writing)
- Security deposit which is equal to one month’s rent plus £100, will be registered with the Deposit Protection Service or sent to your landlord to register with one of the approval deposit schemes.
- An administration fee for your Agreement & check in documents
Please note that you may be asked to pay a holding fee equal to the deposit amount upon completion of satisfactory tenant referencing to secure the property. This holding fee is non refundable should you withdraw your application,
The final amount is to be is to be paid in cleared funds such as Bankers draft, Building society cheque or cash on your move in day. We are unable to accept personal or company cheques, unless paid 7 days in advance to allow the funds to clear. If fees are paid by credit card, there is a fee of 2.5% of transaction value. Please be aware that all Tenancies will be Joint and Several Assured Shorthold Tenancies (not including commercial properties) for a minimum period of 6 months.
The tenancy can usually be renewed for a further period ; the charge for an agreement renewal is £100 PLUS VAT and this is usually split between the landlord and tenant.
We will endeavour to arrange viewings at your convenience during office hours. We do require an address, a mobile telephone number and a landline telephone number in order to organise a viewing and ask for your co-operation with respect to this.
Unfurnished generally means that the property is provided with carpets, curtains, light fittings and some kitchen white goods.
Furnished usually means the above and larger items i.e. chairs, sofa, beds etc. However, it is always best to check. Fully furnished will usually include all furniture, kitchenware etc.
