Tan Y Gopa Road, Abergele

£229,950

Property Details

Description An increasingly rare opportunity to acquire a detached cottage style house in need of total refurbishment and renovation and which is located in an enviable woodland setting in one of Abergele’s most sought after areas. We are of the understanding that mains electricity and water are connected to the cottage and drainage is to a sceptic tank. The site itself is prominently wooded and forms part of the Tan Y Gopa Wood hillside which is a Site of Scientific Interest (SSSI).
We also further understand that the vendors did commission the necessary ‘Bird and Bat Survey’ and that there appear to be no Tree Preservation Orders covering this site. Access from Tan Y Gopa Road is via two existing entrances and the site provides fantastic privacy with extensive coastal views.

Planning consent was given for the extension and alteration of the existing dwelling (Ref:- 0/36079 dated 20th July 2009) which has now run out and then subsequent consent for demolition and replacement with a new four bedroom house and granny annexe (Ref: 0/37925 dated 4th June 2011) was given which is still in date until 2016. Plans and conditions are available at the agents office for
Inspection.

NOTE: prospective buyers are requested to refrain from visiting the site without
prior arrangement with the Agents for security purposes.
